San Riva Review - Great to rent if you never pay r

San Riva is a beautful apartment complex. This property was built by Fairfield Residential and looks like a custom home. San Riva is now owned and managed by Sherman Residential (www.bes.com) a/k/a Benjiman Sherman of Chicago, IL. Overall Sherman Residental does a good job at managing and maintaining their properties. I have rented another property from them as well. However, I always pay my rent on time. The only complaint I have about this company is this: DO NOT EVER BE LATE WITH YOUR RENT - OR SHERMAN RESIDENTIAL WILL SCREW YOU OVER! This company gives great "move-in" specials. They offered me a 1 bedroom for 775 month at what they call "market rate." If I pay on time each month I got a concession and only paid 620 month. However, according to my lease agreement, if I was ever late, I must pay the 775! Plus if ever late (you have 3 days) then after the 3rd of the month, you must also pay 100 late fee plus 10.00 per day. Of course I never was late. But suppose I was going to be late 5 days on my rent. That 5 days would cost me 155+100+50=305. Imagine being 5 days late with your rent and having to pay $305.00 extra dollars plus your normal rent! So do I recommend San Riva? Only if you always have the funds and never are late paying rent. Otherwise, I do not!

By the way, I have rented many other apartments and NEVER heard of this type of tactics by an apartment complex. I wonder if this is legal!

PS - This management company is pretty sneaky and typically has been purchasing first-class apartment properties from Fairfield and other management companies. Beware if you live in a nice complex and discover that Sherman Residential has bought your complex!
